The party bound by the agreement is only obliged if they actually decide to proceed with the contract and formally communicate its terms to the beneficiary.\u200b<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Deadlines<\/strong><\/h3>\n\n\n\n<p><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>General:<\/strong>\u00a08 days from the date of communication.<\/li>\n\n\n\n<li><strong>Tenants:<\/strong>\u00a030 days in the case of the sale of real estate.<\/li>\n\n\n\n<li><strong>Public entities:<\/strong>\u00a010 days for properties located in urban rehabilitation areas, protected areas, or classified buildings.\u200b<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Public entities<\/strong><\/h3>\n\n\n\n<p><\/p>\n\n\n\n<p><br>The State, municipalities, and regional governments hold a right of first refusal over certain properties. This status can be checked via the\u00a0<em>Casa Pronta<\/em>\u00a0portal, which allows sellers or real estate agencies to publish the essential terms of a sale, thereby centralizing consultation by the various entities.\u200b<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Violation of the right<\/strong><\/h3>\n\n\n\n<p><\/p>\n\n\n\n<p><br>If the right is violated, the beneficiary may:<\/p>\n\n\n\n<p>Where the right has \u201creal efficacy\u201d (effects in rem), bring a\u00a0<strong>pre\u2011emption action<\/strong>\u00a0(<em>ac\u00e7\u00e3o de prefer\u00eancia<\/em>) within 6 months in order to be substituted for the buyer.
